Deed research is perhaps the best way to learn of the history of a house or a neighborhood. It is a window on local, regional and national trends. It also ties the land to individuals who brought their personalities to the evolution of the community.

I would like to encourage residents of North Linthicum to conduct their own deed research. By combining the snapshots of the individual deed chains we can some day be able to produce historical maps and lists of property owners for the entire community which will be most helpful in the interpretation of the evolution of the community as well as for the understanding of local, regional and national trends.

While one can go to the Hall of Records in Annapolis and move from book to book it is much more convenient these days to do the research on line.

Start with the Md. Dept. of Assessments and Taxation Real Property Data Search.

Enter the county and street address. You will then find current property information. Look for the Plat ref which will relate to a map. Further down you will find transfer information. Note the deed numbers and date.

With the deed information then go to

Select Anne Arundel County and then search accordingly. If for some reason a clerk has failed to properly record the prior transaction you can use index books to find the correct liber and folio numbers. Use the books marked original. If you are searching for a person who has many transactions there will be a special page for that name. Find that page number in the initial index page for that letter of the alphabet.

Each instrument is provided in a pdf file. You can download these and then print them out. To make images from them utilize screen capture and paste into an image program and save the image.

Here you can search for any maps that record the property.

 

Those interested in documenting the history of a neighborhood must start with a deed search combined with a plat map search. Each land transaction must be recorded in an instrument- a deed, mortgage, equity record, will.....Each instrument is given a name. The name consists of the initials of the clerk followed by a liber or book number followed by a page number. More than one instrument can be recorded on any given page.

Records are not entered into the book or recorded at the same time that the transaction takes place. Sometimes the date given is for the recording of the instrument other times for the transaction itself.

Each deed or instrument must refer to the chain of title. This is a property description given in surveyor's terms i.e. meets and bounds together with the book and page number which records the transaction immediately prior. That is the transaction which records the sale of the land to the person now selling it. The participants in the transaction are called the Grantor-the person who is transferring the land and the Grantee-the person that is receiving the land.

Other information on the deed is also important. Transaction costs assessed by the county are based upon the value of a property. As the property is improved the transaction fee will change-go up. So the addition of a structure or the modification of a structure will be revealed. It is also important to pay attention to the names listed as witnessing the transaction as they may be relatives or neighbors.

Within the property descriptions it is important to note the names of persons owning adjacent properties and buildings and streets mentioned.

Central to the process of deed research is a careful attention to the property description. Individuals often have many transactions in the same year. You want to be sure that you are following the right transaction.

Below you will find property descriptions and deed references to the property known as 402 Nancy Ave.

It begins with the last transaction and extends back until the point where the property was part of a large tract of land owned by Sweetser Linthicum. Of course one could go back further. Some day this will happen....watch this space.
